This Agreement ("Agreement") is entered into by and between AnyRentCloud LLC, a Pennsylvania limited liability company ("Company," "we," "our," or "us"), and the individual or entity using the AnyRentCloud platform ("User," "you," or "your").
AnyRentCloud provides a property management platform that enables Users to manage properties, leases, tenants, and rent-related payments. Payment processing is facilitated exclusively through Stripe, Inc. ("Stripe"). Company is not a bank or money transmitter and does not directly process, hold, or guarantee funds.
3.1 Registration. Landlords and property managers must register an account and connect a valid Stripe Standard Account. Tenants may either use a secure payment link or create an optional tenant account.
3.2 Revocation of Access. Company may suspend or revoke User access to the Platform at any time, with or without cause.
3.3 Revocation of Stripe Connection. Company may disconnect or revoke User connected Stripe account at any time, with or without cause.
3.4 Effect of Revocation. Upon revocation, User access to the Platform and/or payment functionality will terminate. Any obligations incurred prior to revocation remain enforceable.
4.1 Permitted Use. Payments processed through the Platform must be directly related to lawful property-management activities, including but not limited to rent, deposits, late fees, and maintenance charges.
4.2 Prohibited Uses. Payments may not be used for illegal, fraudulent, or unauthorized purposes.
4.3 Platform Fees. Company waives the base platform fee for the first three calendar months after account creation, then charges a 0.75% base platform fee per collected payment. Processing charges still apply during the introductory period. ACH processing is landlord-paid and capped at $5 per transaction. Card processing costs 3.15% + $0.30 total, consisting of Stripe's processing fee plus a separate 0.25% AnyRent Card Fee; the configured card-fee responsibility determines whether the landlord or tenant pays those card-processing charges. The base platform fee is separate after the introductory period. Fee rates are subject to change with notice.
4.4 Refunds. Refunds must be initiated by the landlord or property manager. Company does not provide independent refund guarantees.
4.5 Company Rights. Company may suspend transactions or revoke access if payments are suspected of being used for prohibited purposes.
5.1 Legal Cooperation. Company will comply to the fullest extent of the law when presented with a valid subpoena, warrant, court order, or other lawful request for information.
5.2 Disclosure. Company may disclose account, transaction, or tenant/landlord data as required by law.
5.3 No Liability. Company shall not be liable to you for disclosures made in compliance with legal obligations.
6.1 Data Storage. Company stores property, lease, tenant, and payment data on secure servers.
6.2 Deletion by Request. Users may request deletion of their data. Company will remove all reasonably identifiable information within six (6) weeks, subject to lawful retention requirements.
6.3 Analytics and Session Recording. We use third-party analytics tools, including PostHog, to monitor and improve the Platform. These tools may record session activity, including mouse movements, clicks, scrolls, and page interactions. Session recordings do not capture payment credentials or passwords. You may opt out of session recording at any time from your account settings. For more information, see our Privacy Policy.
6.4 Anonymized Data. Company may maintain and publish aggregated or anonymized datasets derived from Platform usage for research, benchmarking, or operational purposes. Such datasets will not identify individual landlords, tenants, or properties.
The Platform is provided "as is." Company disclaims all warranties, express or implied. Company total liability shall not exceed the fees paid to Company in the twelve (12) months preceding a claim.
User may terminate this Agreement at any time by closing its account. Company may suspend or terminate this Agreement, revoke access, or disconnect a Stripe account as provided in Section 3.
This Agreement shall be governed by the laws of the Commonwealth of Pennsylvania.
