AnyRentCloud: rent collection and property management

Free or Premium
Free includes rent collection, basic rental setup, automatic payment links, payment history, and monthly autopay where supported. No monthly subscription or base platform fee.
Premium adds maintenance tracking, reporting, and advanced management tools. The base platform fee is 0% for the first three calendar months after account creation, then 0.75% of collected rent, paid by the landlord.
Payment charges on both plans
ACH: $5 per payment on both plans, always paid by the landlord.
Debit and credit cards: 2.9% + $0.30 processing, plus a 0.25% AnyRent card premium by default. Processing is calculated on the total card payment; the AnyRent premium is calculated on rent. Applies to both plans. Card fees are paid by the tenant by default, including processing on the added fees. The landlord can cover or split them and configure the AnyRent premium.
Screening and e-signatures are available separately from Free rent collection.
For $1,200 rent on Free: ACH costs the landlord $5 and the tenant pays $1,200. With the default card rate and payer, the tenant pays $1,239.24: $1,200 rent, $36.24 processing and $3 for AnyRent. Premium adds a $9 landlord-paid base fee after the introductory period.
Premium includes bank transaction imports, expense categorization, Schedule E reporting, maintenance tracking, tenant messaging, and AI tools where enabled. These management tools are not included with Free rent collection.
Screening and e-signatures
Background checks: $75 per applicant, or $58 while your account has an active tenancy. You choose whether you or the applicant pays.
Tenant screening is available. Background checks cover criminal, eviction, sex offender, and watchlist searches plus address history. Applicants authorize their own check; this is not a promise of a credit report or credit score.
E-signatures: 10 sends included each month. Above 10, sends are free if you collected rent online in the last 30 days; otherwise $7.99 once covers unlimited sends for the rest of that calendar month. It is not a subscription and there is no per-document fee.
Listing syndication is not currently offered. Use a separate listing service if you need distribution to rental marketplaces.
AnyRentCloud is designed for independent residential landlords managing 1–50 units. That describes the intended audience, not a promise of unlimited units or features.
