THE SHORT ANSWER
Plan your rent collection for next year.
Start with how tenants will pay, who covers the fees, and which records you need. Then compare the annual cost and plan the handover so tenants do not have two autopay schedules running.

What does a year actually cost?
Here is an AnyRentCloud ACH example for an established account. It separates the software and payment charges from the rent itself.
10 occupied units · $1,200 monthly rent per unit · one successful ACH payment per unit each month · 12 months · Premium introductory period already ended.
Each tenant pays $1,200 rent per month and no ACH fee in this example. The landlord pays the charges shown. This excludes card payments, failed or returned payments, screening, signing, and other optional services. A new Premium account’s introductory period would change the total.
For any provider, add the annual subscription to the payment fees you will cover. Keep tenant-paid fees in a separate column so a lower landlord total does not hide the cost to tenants.
Plan the first payment of 2027
- Review the current account. Export balances, deposits, and payment history. Note pending payments and existing autopay schedules.
- Compare the tenant’s steps. Test the provider’s demo on a phone. Check what a reminder, fee disclosure, payment confirmation, and failed payment look like.
- Choose a clear changeover date. Tell tenants which system to use for the first new payment and how to get help. Avoid overlapping collection instructions.
- Coordinate autopay changes. Confirm existing schedules are stopped before tenants authorize a replacement. Keep the tenant’s consent and confirmation with the rental records.
- Reconcile the first cycle. Check completed deposits and fees against the ledger. Follow up on failures before closing out the old collection process.
Questions to settle before January
Are these confirmed 2027 prices?
No. These are provider terms checked on November 1, 2026, to help plan ahead. Check the linked pricing and payment pages again before committing.
Does a free plan mean free rent payments?
No. A plan can have no monthly subscription and still charge for ACH or cards. Check the payment method, the receiving bank, and who covers the charge.
Will existing autopay move to a new provider?
Do not assume it will. Confirm the old schedule is stopped and have the tenant authorize the new schedule through the new provider’s supported flow.
Free or Premium
Free includes rent collection, basic rental setup, automatic payment links, payment history, and monthly autopay where supported. No monthly subscription or base platform fee.
Premium adds maintenance tracking, reporting, and advanced management tools. The base platform fee is 0% for the first three calendar months after account creation, then 0.75% of collected rent, paid by the landlord.
Payment charges on both plans
ACH: $5 per payment on both plans, always paid by the landlord.
Debit and credit cards: 2.9% + $0.30 processing, plus a 0.25% AnyRent card premium by default. Processing is calculated on the total card payment; the AnyRent premium is calculated on rent. Applies to both plans. Card fees are paid by the tenant by default, including processing on the added fees. The landlord can cover or split them and configure the AnyRent premium.
Screening and e-signatures are available separately from Free rent collection.
For $1,200 rent on Free: ACH costs the landlord $5 and the tenant pays $1,200. With the default card rate and payer, the tenant pays $1,239.24: $1,200 rent, $36.24 processing and $3 for AnyRent. Premium adds a $9 landlord-paid base fee after the introductory period.
