How It Works

1. You add your tenant with their name, email, and/or phone number.
2. You set the lease terms: rent amount, due date, lease start and end dates, late fee rules.
3. AnyRentCloud generates a payment link for the tenant.
4. Send the link via text or email. AnyRentCloud can also send payment reminders automatically.
5. Tenant clicks the link and pays. They choose ACH, card, Apple Pay, Google Pay, Cash App, or buy-now-pay-later.
6. Money goes to your bank account. Payment is recorded automatically with date, amount, and method.

Payment Methods

Late Fee Automation

Set your rules once and AnyRentCloud handles the rest:

• Grace period: How many days after the due date before a late fee kicks in.
• Fee amount: Flat dollar amount or percentage of rent.
• Frequency: One-time fee or recurring (daily, weekly).

Late fees are calculated and applied automatically. You don't have to remember, calculate, or chase. Make sure your fees comply with your state's late fee laws.

Payment Reminders

AnyRentCloud can send automatic reminders before rent is due and follow-up notices when it's late. Reminders go out via the same channel as the payment link (text or email). Fewer reminders from you means fewer awkward conversations.

One-Time Payments

Need to collect a security deposit, a one-time repair charge, or a pet fee? Create a one-time payment link for any amount. Same simple tenant experience.

Why Payment Links Are Better Than Portals

Most property management software makes tenants create an account in a portal. That works fine for some tenants. But others:

Payment History

Every payment is recorded: date, amount, method, and status. You have a complete history for each tenant and property. This data feeds into your financial ledger and is available for Schedule E tax reporting.
