Innago is one of the few property management platforms that's genuinely free for landlords. No hidden tiers, no feature gating. AnyRentCloud is also free with no monthly fee. So how do they differ?
Innago makes money by charging tenants for payment processing. The landlord pays $0 in software fees and $0 in payment processing. The tenant pays the ACH and card fees. This sounds great for the landlord, but some tenants push back when they see a fee added to their rent payment.
AnyRentCloud charges the landlord a 1.25% platform fee on collected rent, with ACH capped at $5. For card payments (2.9% + 30c), you can choose whether the tenant pays, you pay, or you split it. You have control over the fee structure.
| Feature | AnyRentCloud | Innago |
|---|---|---|
| Monthly fee | $0 | $0 |
| Who pays processing fees | Landlord (1.25% + ACH cap $5) or configurable for cards | Tenant pays all |
| Tenant experience | Payment link (no app/portal) | Tenant portal |
| Bank account linking | Yes (Stripe Financial Connections) | No |
| Transaction categorization | Automatic | No |
| Schedule E export | Yes | No |
| E-signatures | Yes (free) | Yes (free) |
| AI assistant | Yes | No |
| Late fee automation | Yes | Yes |

This is the biggest difference. With Innago, your tenant sees a processing fee on every payment. Some tenants don't care. Some will complain. Some will ask why they're paying a fee to pay rent. With AnyRentCloud, you can absorb the cost (it's small) or pass card fees to the tenant. For ACH, you're paying at most $5 per payment.
AnyRentCloud connects to your bank and imports transactions. It auto-categorizes them and lets you export Schedule E data. Innago doesn't do this. If expense tracking and tax prep are important to you (and if you're a landlord, they should be), AnyRentCloud has a significant advantage here.
AnyRentCloud includes an AI assistant that can answer questions about your portfolio. "What's my total maintenance spend this year?" or "Which tenants are on month-to-month leases?" Innago does not have this.
AnyRentCloud doesn't require tenants to create an account or use a portal. They get a link, they pay. Innago uses a more traditional tenant portal model.
Both are genuinely free for landlords. If you want the tenant to cover all fees and you like having a tenant portal, Innago works. If you want bank imports, tax prep tools, AI, and a simpler tenant experience, AnyRentCloud is the better fit.
Free for landlords. Bank imports included.
