How "Free" Works for Each

TurboTenant's free tier gives you the basics: listing syndication, applications, tenant screening, and rent collection. The landlord pays nothing. Tenants pay a fee on rent payments (ACH is free for landlords but tenants pay for certain features). TurboTenant also has a paid "Premium" tier at $8.25/month (billed annually) that adds e-signatures, unlimited document storage, and custom applications.

AnyRentCloud charges the landlord a 1.25% platform fee on collected rent. ACH is capped at $5. Card fees (2.9% + 30c) can be passed to the tenant or split. No monthly fee, no tiers, no feature gating.

The Big Differences

Bank Account Linking and Tax Prep

This is where AnyRentCloud pulls ahead significantly. You can connect your bank account via Stripe Financial Connections and AnyRentCloud will automatically import your transactions, categorize them (mortgage, insurance, repairs, utilities), and match them to your properties. At tax time, export a Schedule E report. TurboTenant doesn't offer bank imports or automated expense tracking at all.

E-Signatures

AnyRentCloud includes free e-signatures on every account, powered by Documenso. TurboTenant locks this behind their Premium plan ($8.25/month). If you sign even one lease a year, that matters.

No Tenant App

AnyRentCloud sends tenants a payment link. They click, pay, done. TurboTenant requires tenants to use a portal. Some tenants don't mind, but some do. If you've ever had a tenant complain about "another app," you know the value of a simple link.

AI Assistant

AnyRentCloud has an AI property management assistant that knows your portfolio. Ask it questions like "Which tenants paid late last month?" or "What's my total insurance cost across all properties?" TurboTenant does not have this.

Listing Syndication

TurboTenant wins here. They syndicate your rental listings to Zillow, Apartments.com, and other sites. AnyRentCloud doesn't do listing syndication. If finding tenants is your main problem, TurboTenant has a real edge in that area.

Bottom Line

If you already have tenants and your main needs are collecting rent, tracking expenses, getting ready for taxes, and managing leases, AnyRentCloud gives you more for free. If your main need is finding tenants and you want listing syndication, TurboTenant is a solid choice.
