Pricing and Fees

How much does AnyRentCloud cost?

$0/month for landlords. No setup fees, no contracts, no per-unit charges. You pay a 1.25% platform fee on collected rent (early adopter rate). For ACH payments, the fee is capped at $5 per transaction. For card payments, the fee is 2.9% + 30 cents, and you choose whether the tenant pays it, you pay it, or you split it.

How do ACH fees work?

For ACH payments, the landlord pays a 1.25% platform fee capped at $5 per transaction. So whether rent is $1,000 or $5,000, you never pay more than $5 in ACH fees per payment.

Who pays the credit card processing fee?

You choose. Card processing is 2.9% + 30 cents. You can pass this to the tenant, split it 50/50, or cover it yourself. You set this per property.

Is there a contract or commitment?

No. No contracts, no commitments, no annual billing. You can stop using AnyRentCloud at any time. You only pay the 1.25% fee when rent is actually collected.

Is there a limit on properties?

AnyRentCloud supports 1 to 50 units. One plan, all features included. No limits on tenants, leases, or transactions.

Tenant Experience

Do tenants need to download an app?

No. Tenants receive a payment link via text or email. They click it, choose their payment method (ACH, card, Apple Pay, Google Pay, Cash App), and pay. No app download, no account creation, no portal login.

What payment methods can tenants use?

ACH bank transfer, credit cards, debit cards, Apple Pay, Google Pay, Cash App Pay, and buy-now-pay-later options like Affirm, Klarna, and Afterpay.

How fast do ACH payments clear?

ACH payments typically take 3-5 business days to process and deposit into your bank account. This is standard for ACH across all platforms.

Can tenants set up autopay?

Tenants receive a payment link each month. They can save their payment method for faster checkout on subsequent payments.

Features

Does AnyRentCloud handle late fees?

Yes. You set late fee rules per lease: amount (flat dollar or percentage), grace period, and frequency (one-time or recurring). When rent is late, the fee is calculated and applied automatically. See late fee laws by state.

How do e-signatures work?

Upload a lease or any document, add signature fields, and send it to tenants for signing. Powered by Documenso. No per-signature fees. Learn more about e-signatures.

What is the AI property assistant?

A built-in chat interface that understands your portfolio. Ask questions like "What did I spend on maintenance at 123 Main St this year?" or "Which tenants have outstanding balances?" It has context from your properties, tenants, payments, bank transactions, and maintenance history. Learn more about the AI assistant.

How do maintenance tickets work?

Tenants submit requests describing the issue with optional photo attachments. You see the ticket, set priority, track the work, and close it when done. All history is stored and linked to the property.

Can I message tenants through AnyRentCloud?

Yes. Built-in messaging lets you communicate with tenants directly. Messages are stored and searchable.

Does AnyRentCloud have a mobile app?

AnyRentCloud is a mobile-friendly web app that works on any phone browser. No native app to download. Just open it in Safari or Chrome on your phone.

Does AnyRentCloud offer tenant screening?

Coming soon. In the meantime, use standalone services like TransUnion SmartMove or RentPrep alongside AnyRentCloud.

Bank Linking and Tax Prep

How does bank account linking work?

AnyRentCloud uses Stripe Financial Connections to securely link your bank account. You authenticate through your bank's own login. AnyRentCloud never sees your bank credentials. Once connected, transactions are imported automatically. Learn more about bank imports.

Does AnyRentCloud auto-categorize transactions?

Yes. Imported bank transactions are automatically categorized into IRS Schedule E categories: mortgage interest, insurance, property tax, repairs, utilities, and more. You can create custom matching rules for recurring transactions.

Can I export Schedule E data?

Yes. Export Schedule E reports with rental income and categorized expenses by property. PDF, Excel, or CSV format. See our Schedule E guide.

What happens to my data if I stop using AnyRentCloud?

You can export all your data (properties, tenants, payments, transactions, documents) to CSV or Excel at any time. Your data is always yours.

Security

Is my financial data secure?

Yes. All payments are processed through Stripe, which is PCI DSS Level 1 certified. Bank connections use Stripe Financial Connections with bank-level encryption. AnyRentCloud never stores your bank login credentials.

Is tenant payment information stored?

Payment information is stored by Stripe, not by AnyRentCloud. Stripe is one of the largest payment processors in the world and handles security for companies like Amazon, Google, and Shopify.

Setup and Getting Started

How long does setup take?

Most landlords are set up in 15-30 minutes. Add your properties, add your tenants, connect your bank account, and send payment links. No onboarding call required.

Can I try it before signing up?

Yes. There is a live demo you can use without signing up. It shows the full interface with sample data.

Who is behind AnyRentCloud?

AnyRentCloud LLC is a Pennsylvania-based early-stage startup with a small core team. The product was built by landlords who got tired of paying $50-300/month for software designed for property management companies, not individual property owners. We launched in 2025 and are actively onboarding landlords.

How do I get support?

Who is AnyRentCloud NOT for?

AnyRentCloud is built for small landlords managing 1-50 residential rental units. It is not designed for commercial real estate, vacation/short-term rentals (look at Guesty or Hospitable), or property management companies with 100+ units (look at Buildium or AppFolio). If you need built-in tenant screening today, we recommend using TurboTenant or Avail alongside AnyRentCloud until our screening feature launches.
